Celcom HQ by Hijjas Kasturi Architects

Hijjas Kasturi Architects has designed some of the most iconic buildings throughout Malaysia. The Celcom HQ is no exception. Located in Petaling Jaya, the building's futuristic appearance makes it almost impossible to be missed when you are around the area.

The meticulously crafted folding facade is not only beautiful but environmentally friendly as well. It is designed to reduce heat absorption and therefore reduce the energy load of the building significantly.

Leeza Soho by Zaha Hadid Architects

The Leeza Soho tower in Beijing, China, made the world record to become the only building that contains the tallest atrium twisting through its centre.

The 45-storey skyscraper designed by Zaha Hadid, the late founder of Zaha Hadid Architects before her death in 2016, is located in the Fengtai business district.

Commissioned by Soho China, the same developer of Galaxy Soho and Wangjing Soho, the Leeza Soho skyscraper contains a mix of shops and offices surrounding the mind-boggling atrium.

Beijing's multi-modal urban plan is aimed at accommodating growth without impacting its existing infrastructure networks in the centre of the city. The new Fengtai business district plays an integral role to complement the city’s greater vision, explained Patrik Schumacher who took over Zaha Hadid Architects firm.

The completed Leeza Soho has 45 floors above ground, and four floors under ground.

It is positioned on a site adjacent to the precinct’s main railway station, and straddles an underground subway service tunnel.

Its position over this tunnel led Zaha Hadid Architects to divide the building in two halves, which resulted in the formation of a giant atrium at its centre.

This atrium runs the full height of the building, which at 194.15 metres makes it the world's tallest atrium, overtaking the previous record held by the Burj Al Arab hotel in Dubai.

As it rises, the Leeza Soho's void twists by 45 degrees to appear as though the two sides of the tower are moving together in a beautiful dancing motion.

The dynamic shape of the atrium creates convex openings on either side of the tower, which allow natural light into the interiors and provide views out over towards the city from each floor.

The lowest level of the atrium has been designed to act as a public square for the business district, and is directly linked to the interchange beside the site.

The two parts of the Leeza Soho are linked internally by elevated walkways that project across the void from four different levels, while externally they are fused together by a curtain glass facade.

This glass facade is double insulated, and is made up of a number of glass panels that are angled to aid ventilation. The intention is to help maintain a comfortable indoor climate in Beijing's variable weather conditions.

In a bid to enhance the building's environmental performance, the tower is fitted with heat recovery from exhaust air and high-efficiency pumps, water-collection facilities, grey water flushing and an insulating green roof with photovoltaic panels.

There are also 2,680 bicycles parking spaces with lockers and shower facilities, alongside charging spaces for electric or hybrid cars to encourage users to travel sustainability.

Penang New Waterfront City Coming Up

The Light City is a highly-acclaimed integrated waterfront development in Penang, Malaysia. It has gone through many design revision over the years and was put on hold last year due to Covid-19.

Construction works have finally commenced on Phase 1 of this mega undertaking by IJM Perennial Development Sdn. Bhd. ("IJM Perennial") - a joint venture between IJM Corporation Berhad ("IJM") and Perennial Holdings Private Limited ("Perennial").

Situated adjacent to an Expressway that connect the city to the industrial parks at the Southern part of the island, it is easily accessible by both residents and travellers. The Penang Bridge, International Airport and Ferry Terminal are within a 10km radius, and even the proposed The Light LRT Station will be located next to the site.

The Light City spans a total gross floor area (GFA) of over 4.1mil sq ft and will be developed in two phases into a unique waterfront precinct.

Key components of the project includes the Penang Waterfront Convention Centre (PWCC) which will be the largest in the state with 270,000sq.ft. of Gross Floor Area, a 1.5mil sq.ft. retail mall, 34-storey hotel and office towers, as well as two residential apartments - Mezzo and Essence.

Phase I comprises the PWCC, 1mil sq.ft. of the retail mall, the hotel and office tower, and Mezzo. Construction commenced on Oct 1, 2020 and is expected to complete progressively from December 2024 onwards.

Officially named The Waterfront Shoppes, the retail mall will offer new-to-market shopping, dining, entertainment and lifestyle experiences set against the architectural heritage of Penang.

Features include an exclusive Beverly Hills-inspired rodeo drive with external flagship stores lining the street. The F&B zones will feature an open concept gourmet food hall, food street and large-format dining concepts.

Meanwhile, al-fresco waterfront dining outlets provide diners with the perfect setting to unwind with an extensive selection of cafes, eateries and restaurants framed by clear views of the sea and the majestic Penang Bridge.

Located adjacent to the retail mall and seamlessly connected to it and the PWCC will be a luxurious four-star hotel catering to Meetings, Incentives, Conventions and Exhibitions (MICE) delegates and leisure guests alike.

The 500-room hotel will also have smart security and access features such as mobile app check-in, keyless entry and room automation control to create a seamless guest experience.

Singapore Office Tower That Looks Like A Crystal

The design intent of 18 Robinson is to create a signature, boutique, sustainable retail and office tower. It is a product inspired by the urban, environmental and cultural context of contemporary Singapore.

Located at the intersection of Market Street and Robinson Road, the form of this building is the result of the odd shaped site. There are two primary volumes ~ a crystalline office tower that appears to be floating in the air and a retail podium below it.

Singapore’s Landscape Replacement Area policy dictated that the building must offer publicly accessible green space that is equivalent to the site area. The solution to this authority’s requirement is to create a landscaped podium and rooftop Sky Garden featuring planted trees and natural ventilation. These areas also provide stunning views across the city.

The podium is elevated above the street, enhancing the spaciousness and continuity from the ground level entrance into the atrium garden. The angled composition of the tower allows more natural light into the building’s interior and mitigates direct views into adjacent towers.

Upcoming Futuristic Skyscrapers In Shenzhen

The design competition to build Tower C at the Shenzhen Bay Super Headquarters Base, in China has been won by Zaha Hadid Architects (ZHA). Their multi-dimensional vertical city design consists of two naturally-lit towers that establish connections to the Shenzhen's urban intersections – namely the north-south green axis and the east-west urban alley.

The idea is to connect the proposed buildings with the adjacent parks and plazas, fusing them together into a terraced landscape which extends upwards between the two towers. Public are able to walk right into the heart of the building where cultural and leisure facilities are placed. Sweeping bridges link the towers together. These bridges are also designed as vantage points that provide panoramic views of the city.

Thanks to the advance 3D modeling tools developed by ZHA, the architects have better control over the architectural massing, buildings orientations, and façade-to-floor ratios. The final design stands at nearly 400m, wrapped with double-insulated curtain glazed walls. The buildings incorporate natural and hybrid ventilation with environmental control available on each floor.

In line with the district’s smart management systems and the city’s ambition to increase energy efficiencies and public well-being, external and interior conditions of the buildings will be constantly monitored, energy consumption will be adjusted via a smart building system. Other green design features of the buildings include water-collection and recycling, as well as photovoltaics. In addition, the aquaponics gardens situated on the terraces will biologically filter the surrounding atmosphere to reduce pollution.

Once completed, the proposed building will be an important economic contributor to the Chinese city of Shenzhen, serving Guangdong, Hong Kong and Macau. The project, which will act as a global technological hub that includes clusters of corporate headquarters, is planned to accommodate 300,000 employees every day. In addition to the business facilities, Tower C will also has multiple venues to host international conferences, exhibitions, and cultural programs, as well as residential developments.

China Zun Tower







China Zun Tower will be the flagship building of Beijing’s comprehensively planned 30-hectare central business district core.
The tower’s gently rising and curving form resembles an ancient Chinese ceremonial vessel, called the “zun.” The design concept is that of a transforming shell that gradually bends to create a dramatic form. This concept is also applied to other key elements of the tower, including the entrances, ground-floor lobby, and observation deck. At the base, the tower thrusts into the ground with massive corner supports, while the exterior shell is gently lifted up and stretched forward at the four sides. The design physically extends the lobby outward, forming dynamic drop-off spaces. At the top, the exterior envelope becomes more transparent at the observation deck and allows more visibility to the inner trumpet-shaped business center, which lights up at night, forming a beacon that will be visible throughout the city.

Compared to a typically straight or tapering supertall tower form, the concave tower profile offers more valuable prime-floor spaces and ample space for window washing, as well as other support systems, at the top of the tower. While the large top poses significant structural challenges, the larger base provides an opportunity for structural balance, formal contrast, and preferred core-to-perimeter distances.

In a city with the highest seismic fortification requirement of the major cities in China, the structural system was particularly sensitive to adjustments in the complex form of the building. Architects and engineers utilized parametric modeling to greatly expedite the design and coordination process to ensure that the design achieved both an iconic form and a solid structural system.

Zhengzhou Greenland Plaza - The Modern Pagoda


From the architect. The Skidmore Owings & Merrill LLP (SOM)-designed Zhengzhou Greenland Plaza has opened its doors to its office users. The circular 60-story tower takes its place as the tallest building in the central Chinese city. Located in the northeast portion of Zhengzhou, the 919-feet (280-meter) tall tower’s circular form is a response to the surrounding development’s shape that centers on a manmade lake. Zhengzhou Greenland Plaza punctuates the neighborhood and provides the area—and the city—with an iconic new landmark on the skyline. 

The 2.59-million-square-feet (240,169-square-meters) building houses a mixed-use program of offices on its lower floors and a 416-key hotel above. Daylighting was a key driver of the building’s design. Sophisticated three- to five-story-tall light-gauge painted aluminum screens are configured at an outward cant that enhances interior daylighting through scientifically calculated reflections while protecting the all-glass exterior from solar gain. The screens provide multiple performance and aesthetic-related roles. The same outward cant that aids daylighting allows for a nuanced approach to artificial lighting, providing outboard locations for dramatic nighttime lighting of the building that make the tower a beacon. The screens are located between one and two-meters from the building’s curtain wall—allowing window washing to occur behind the screens. Their visual porosity varies depending on a viewer’s location. When close to the building’s base, the tower appears to be primarily metal; from a distance, the panels are more open and the building’s glass nature is revealed. The rhythmic cant of the screens, combined with their decreasing size as they rise on the building, creates a dynamic movement that gives the building a fine-grained texture that relates to the building’s humanistic aspirations. 

The form of the tower tapers slightly as it rises. “We conceived the building as a classical column,” SOM Design Director Ross Wimer says. “Its iconic image comes from this timeless form—adapted with cutting-edge, 21st century technologies to create a building that expresses our time.” These innovations include a heliostat that crowns the building and reflects daylight throughout the hotel atrium. “Like the solar screening, the heliostat is a scientifically-derived element that enhances the experience of daylight for the building’s users,” Wimer says. The device allows daylight to be reflected and focused into the atrium whose surfaces are finished to help drive light deep into the space. Computer-controlled dimmer switches modulate the light level-based on the illumination provided by the reflector, enabling the atrium to consume less energy and generate less heat throughout the year. 

Wimer notes that, while not unheard of, circular skyscrapers remain somewhat unusual. Among the best known examples are Bertrand Goldberg’s Marina City (179 meters) in Chicago, Sir Norman Foster’s 30 St. Mary Axe (180 meters) in London, Jean Nouvel’s Torre Agbar (145 meters) in Barcelona, and Adolf Loos’ unbuilt scheme for the Chicago Tribune Tower. 

Zhengzhou Greenland Plaza’s status as the tallest building in the city adds to SOM’s well-established legacy of tall buildings. SOM-designed buildings top the skylines of many cities worldwide, including Chicago, New York, Beijing, Kuwait City, Milwaukee, and Dubai—whose Burj Khalifa is the tallest structure in the world.  Zhengzhou is a prefecture-level city located on the south bank of the Yellow River and the capital of Henan province with 8.6 million residents. Greater Zhengzhou was recently named one of China’s 13 emerging megacities by the Economist Intelligence Unit. 

SOM secured the commission for the project by winning an international competition. Prior to its completion, Zhengzhou Greenland Plaza has already been honored for its design by the Asia Pacific Property Awards and the Chicago Athenaeum. Its innovative curtain wall was recognized by Architect magazine’s R+D Awards program.

Zhengzhou Greenland Plaza is built with the latest technology available today and yet it resembles the ancient pagodas of China. Its form is truly inspired by China's long history of culture and architecture. The influence of Chinese architecture may not be admitted by the architect but the end result is too obvious for one to ignore its resemblance to ancient icons all over China. 

The site is simply picturesque thanks to the central lake that seems to bring all the buildings towards it. This type of design planning with architecture and landscape complementing each other can easily be traced back to the ancient gardens and parks all around China.

Asia Square Tower 1


Singapore's competitiveness remains as strong as ever. This is very obvious when Global investment management firm BlackRock managed to sell prime office building Asia Square Tower 1 for $3.4 billion to Qatar's sovereign wealth fund. It is the largest ever single-tower sale in Asia Pacific.

The 43-storey building was bought by the Qatar Investment Authority (QIA). Current tenants of Asia Square Tower 1 include financial services companies Citibank and Julius Baer as well as insurance firm Marsh & McLennan.

"Asia Square is one of the most prestigious commercial developments in the region and represents a rare opportunity to acquire a premium, highly sought-after property in one of Asia's most important business and financial centres," said Stuart Crow, Head of Asia Pacific Capital Markets, JLL. 

This sale is a true testament of Singapore's outstanding position as the financial hub of the region. Surrounding property may well witness an appreciation of values following this remarkable deal.

Bangkok's Super Tower


Higher than a bird, almost as high as some planes. It's Super Tower. And it's coming to Bangkok.

A Thai property developer has announced plans to build a skyscraper in the Thai capital that will be among the 10 tallest buildings in the world when it is completed in 2019.

The 125-storey tower will rise 615 metres and include a luxury six-star hotel with 260 rooms, offices and an observation deck with panoramic views of the Thai capital and rooftop garden, developer Grand Canal Land Public Company said.


According to the Council on Tall Buildings and Urban Habitat, which maintains a database of the tallest skyscrapers, the Bangkok "Super Tower" will be the world's ninth tallest if it is built on schedule. It would be the second tallest if built today.

The tower will dwarf the tallest building currently in Thailand, the Baiyoke II tower, which tops out at 328 metres on its 85th storeys.

The tallest building in the world is currently Dubai's Burj Khalifa, which has 163 floors and is 828 metres high. The Petronas twin towers in Kuala Lumpur, the tallest building in Southeast Asia, stand at 452 metres. The tallest building in Hong Kong, the International Commerce Centre, is 484 metres tall.

The Thai developer intends the tower as the centre of a new business, shopping and residential district in Bangkok costing 100 billion baht (HK$24 billion). It will be built on almost 12 hectares of land in the city. A competition will be held to decide the name.

"This skyscraper is going to be the new landmark of Thailand, a world-class attraction that everyone must visit at least once in his or her lifetime," Grand Canal Land chairman Yotin Boondicharern said.

The ambitious plans are a vote of confidence in the Thai economy, which has struggled to grow during several years of political strife.

The military seized power from the elected government on May 22, the 12th coup in Thailand since the end of its absolute monarchy in 1932. Martial law remains in place but business and daily life continues as normal.

Titijaya's RM2.6 Billion Project In Penang


SHAH ALAM (May 27): Titijaya Land Bhd obtained shareholders’ approval to acquire about 23 acres of leasehold land in Batu Maung, Penang to build a mixed-use development after its extraordinary general meeting (EGM) here today. The land is located within 1.5km from the Sultan Abdul Halim Mua’dzam Shah Bridge (the Second Penang Bridge). 

The mixed-use development will be built by Titijaya Land’s wholly-owned subsidiary, City Meridian Development Sdn Bhd and is the group’s first development outside of the Klang Valley.

“The property market in Penang is highly competitive, but we believe that the demand for residential and commercial properties in Penang is expected to remain favourable among local and foreign buyers,” deputy group managing director Lim Poh Yit (pictured, right) told reporters after the EGM. 

The land acquisition will be satisfied via a cash consideration of RM126 million in bank borrowings and internal funds.

The newly acquired landbank will be used to develop a proposed mixed-use development with a gross development value (GDV) of about RM2.6 billion. The proposed development, which is yet to be named, will offer about 1,700 small office, home office units across four blocks, retail components and four office towers.

According to GDP Architects Sdn Bhd's associated partner Hairul Afzahizan Osmayati (pictured, below), the development will be built in three phases.

“We phased out the developments into three [phases]. The first phase will have two residential blocks with retail and shops; Phase 2 will be the remaining retail and two residential blocks. The last phase will be [all four] office [towers],” said Hairul. GDP Architects is the appointed master architect for the whole project.

Lim said: “We plan to launch Phase 1 this year. It will be either year-end or early next year, which is our launching schedule.” He added that the first phase will have an estimated GDV of RM600 million.

Lim is aiming to obtain approval from the authorities to develop the project by early next year.
After the land acquisition, Titijaya Land has 432.47 acres of landbank throughout Malaysia.
“We believe that this acquisition will expand our development activities in the future, which will contribute positively to the group’s future financial performance,” Lim added.

Shenzhen's Slender Tower By Morphosis



Morphosis Architects latest works in Shenzhen is currently under construction. Through the folding of its steel structure, “Hanking Center Tower” merges commercial retail with private office space. It is a skyscraper designed with the notion of breaking away from conventional modern office buildings.

With innovative approach to circulation, social, and work spaces, Hanking Center Tower rethinks the traditional commercial office building typology. The project offers flexible tower office space anchored by high-end retail and dining in the podium. The tower brings density to the suburb of Nanshan and acts as a response to Shenzhen’s growing body of global professionals.

Located on a prominent piece of land along Shennan Boulevard, Hanking Tower’s slender profile redefines the local skyline. Conventional towers often have separate and disjointed volumes defining their various programs while Morphosis’s tower utilizes folded angles to elegantly merge public components in the podium with private commercial space in the tower. A grand plaza surrounds the tower’s podium enhancing public activity at the street level.


The interior is the result of an aspiration to create strong and humane communities with glazed lobbies and skygardens every five floors act as a communal hubs for use by all tenants. Space planning flexibility with natural light and ventilation offers healthier working environments. The masterpiece of the interior has got to be the sun-lit atrium that brings in nature into the building.
